Betreibungsauskunft [debt register extract] needed?

Hey guys,

I'll be moving to Switzerland from an EU country on June 1st. I'm trying to find an apartment online, by organizing a couple of viewings in advance.

I was wondering if I would need the debt collection extract ( Betreibungsauskunft ) even if I've never lived in Switzerland before. I have a feeling that it would depend on the landlord, but in general, is it worth it to try to get it before I go there for the viewings?

Also, I don't have a temporary Swiss address, can I use my future company's address?

Another questions:
How long do I need after a viewing to be able to move in? Let's say, the landlord likes my applications, do we just sign the contract and I'm good to go? I'll have about 1-2 weeks after the viewings till I start working.

Yes, you should definately get a Betreibungsauskunft as soon as possible. In my experience, most landlords or agencies demand one.

Also yes, I think it's ok if you give them your employers address. Just add c/o *your name*.

As for the moving in, it really depends on the contract. If the people before you have already left, you might be able to move right in. But sometimes you'll have to wait until the following month, because the contracts tend to start from the 1st of a month.

See it as part of the application process, it's cheap and easy to obtain.

Secondly photocopy the original form and only provide the original when you sign for a property NOT on application (use the photocopy). It's worth getting a few certified copies at 2 chf each. Sometimes things fall through and it saves you a repeat visit.

I'm not sure if you can obtain one without a Swiss address though someone will have to confirm this, even temporary accommodation will do.

I can say from my experience that you won't need a betreibungsauskunft if you are new in Switzerland. It also doesn't make sense anyway as how could you have any debts here if you never lived here?

I got my apartment in Zurich without it, no problem. You will have more problems if you do not possess a B permit when you apply for apartments.

You will not even get one.

Use the equivalent credit rating service provider of your current country of residence to document what the landlord cares about: That you pay.

That totally depends on you and the flat you are looking at. Expect anything from "now" (i.e. flat is available and you are ready) to "in 2.5 months time" - or even "in a year's time" if it is a newly built thing.

If your question is: How quickly will your application be decided upon - that totally depends on the landlord / management company in question. It may be seconds, days, weeks, months.

Thanks for the responses.
Opinions seem to be divided.

I think I'll try to get one, it can't really hurt.

If I rent an apartment with my girlfriend though, can I just put my name on the contract, or should I try to get the extract for her too?
