Moving out cleaning costs ambiguous in rental contract

Calling all rental agreement experts:

Our tenancy agreement unsurprisingly requires us to return the house in the condition we received it. With regards to cleaning it explains that we will be liable for the cost the Landlord incurs if he has to hire cleaners or CHF 6 per m2 of living space; what it doesn't say is "whichever is lower" or "whichever is higher".

Does anyone have any experience of this clause in application? CHF 6 per m2 will be considerably cheaper than hiring a cleaning firm.

If do not intend to clean the flat yourself, and are happy to pay for a cleaning firm anyway, then I'd recommend you ask your landlord how he/she usually does it. It could well be that - especially if the landlord is a large company - that they have a special rate with a similarly large cleaning company. And perhaps it'd be a win-win-win for you if you and the landlord together arrange for his/her preferred cleaning company to do the work. That way, you'd know that those cleaners will do it to the standards that the landlord requires.

If we were renting through an agency that would be a good plan - but we rent a house from a private individual who has never let his property before and gave us an incorrect contract and is not easy to deal with in general. He has decided to employ an agency to receive the house back from us (in two weeks) but hasn't told us who that is. He only communicates by SMS if at all.

We'll give it a basic clean and leave the rest to him. Experience says he will try to charge for all sorts anyway :-)

It seems like this is not an exception for landlords particularly when dealing with expats!

Getting the flat in the first place in a more relaxed way - no agency, no inventory of actual damages, or state of cleanliness (which of may not be at "Swiss standards" - or any standards but that's an other story) and then, AFTER notice is served and accepted, taking in an agency to deal with the situation in a very calous way.

One to watch and one I wish I knew when I rented my current place.

Oh, meant to also say :

I believe you can get a cleaning agency which will guarantee your deposit back - in other words they will come and clean till the landlord/agency is happy. This is what I have done. Fingers crossed for the handover!
