Procedure to find a replacement tenant

Hello all,

I recently moved and need to find a replacement tenant for my old apartment.
There are two termination dates on my contract, which are end of march and september. Alternatively, I can find a replacement tenant.
There was a change of rental management company 2 years ago and now the new management does not have english speaking administrator.
What is the procedure to finding a replacement tenant.
Do I just publish the ad and get a viewing done, take 3 potential tenant and send it to the management company ?
Is there a special form I need to give the viewers ?
Or does anyone know how they got rid of the apartment before the end of their contract ?

Best point is to inform the agent/landlord, in writing that you would like to exit the apartment by xyz date (assuming you already know what you plan to do) ....and ask them to direct you (again in writing) what process you need to follow regarding a replacement tenant.

Of course, you can do this yourself without asking them, but they may want to renovate, have their own person in mind for the tenancy, or may have other reasons why they don't need or want you to find a replacement tenant, so it's well-worth asking.

If you follow the 'nachmieter' process (replacement tenant) then they can't renovate or put the rent up in-between, but if there are things they want to do or they want to re-let it at a higher rent, then you might be able to avoid having to find a replacement tenant...you never know your luck!

Ps, it's also a good idea to put an ad here on the forum - make sure you give the location, number of rooms and rental price, and perhaps a short description of the flat plus a few nice photos of the bathroom, kitchen and view...that usually works quite well!

Thanks for the reply, I informed the agency of my termination by end of May and that I had 3 people who are interested. I was written back that it will be end of June or October.
Interestingly , they put the apartment up on homegate for 40 CHF more and the start date they had on was October so I don't know what their plan is.
You are right , I need to eventually speak with them to find out but she is never available when I call probably because my German is terrible and English likewise.
She gave my number to people that have been calling and had tolerance an emergency viewing last week already for 4 people who are also interested. They have more than enough people , you re right they might want to carry out some final renovation they didn't complete 2 years ago.
We will see what the outcome will be. I just don't want to be paying for the place till September even though I am not there.

I have just done exactly this. You will be responsible for the rent to end September if your apartment remains empty unless the landlord specifically releases you so be careful about what they are doing advertising this for October if you want to leave before this.
I put my house on homegate independently and had an unreal amount of interest. The landlord provided me with application forms that were sent to him and then he basically approved an incoming tenant and as soon as they signed the new tenancy I was released. It all happened within a week!
