Strength of dossier for Lausanne

Hello,

I am presently trying to find a flat in Lausanne and was hoping somebody could tell me the relative strength of my dossier.

My monthly gross salary is just under 10'000 CHF, I have been living/working in Switzerland since Oct 2014, I have Polish and US citizenship, my wife has US citizenship, and we both have B permits. I have a recommendation letter from my VP of HR, we wrote a cover letter in both French and English, and we have our poursuites documents.

We are looking for a 3 room apartment that is centrally located (since I will be commuting by train) for up to 2400 CHF.

How does my dossier/application stack up?

It seems to be strong. But having said that, my not-so-strong application was successful, so there are some unknown variables.
Have you been able to find anything in the region on 2.4k for a good 3 piece near Lausanne gare? I'd be inclined to increase my budget to around 3k.

My definition of close to the gare is kind of broad, up to a 10 minute bus ride would be fine. I'm most likely going to get a scooter to get to the station.

There are some places that we found in our price range but there are usually 10-15 other people applying for the same flat. One guy I talked to said that the first criteria owners look for is if the applicants are Swiss. Is that true? If so we are at a disadvantage.

Your definition should make it easier then! Are you also considering areas served by the two metros and perhaps those on the main railway line- Lutry, Pully, Malley, & Renens?

I have heard about the preference for "Swiss" but, if it helps, there were over 80 applicants (and not an exaggeration!) for my flat. I am not Swiss and had one of the least strong application (if evaluated using the usual criteria) - yet, the owners chose me. I wouldn't allow the negative tales to bog you down. The best strategy is to visit as many apartments and apply for whichever you can picture yourself in. You can, of course, run a few streets/areas past us on the Forum- just so that you could get a broader range of opinions!

Two other questions: how is your French? And are you also enclosing your household & personal liability insurance(s) with the application?
