Where to base myself in Zurich area?

Hello all,

Just looking for a bit of guidance really. I am heading to Zurich to start a new job in December and suspect that I will be there for a good while. Having never been to Switzerland before (apart from passing through back in my interrailing days) I am not familiar with the various areas.

Some details; we are a late-20s couple, looking for a safe and clean area. We like a bit of entertainment and nightlife but this is not a main priority. We are happy with a basic unfurnished one bedroom flat/apartment, but would like an actual bedroom as opposed to a self-contained studio, as we will have occasional guests. Our budget will ideally be under CHF2,200, but any lower would be better.

I will work in Distrct 5 and am willing to commute up to about 45 minutes for the right location. I'm guessing anywhere really central is not commercially viable, which is fine. Winterthur (or similar) is appealing as the rents seem significantly lower but the area still has things going on.

Any guidance would be appeciated...

Additionally, has anyone got any advice or tips for pulling a rental application together, specifically what documents and evidence is required (or preferred).

We have an abundance of past rental agreements, utility bills, bank statements, employment contracts, references from previous rentals etc.

We added a family picture..and I am pretty sure that's what tipped it in our favor at the end of the day. A sad reflection of reality, but we got the place.

First port of call, as per the other threads on this subject, is to look on Homegate.ch - filtering by price and approximate areas.

Switch to map view and away you go.

The other way is to know the nearest tram/bus stop to your office and then pick "big" locations EG Oerlikon and see what the commute times are like using SBB.ch

It remains a renters market in Zurich so many places will have a few open evenings - and that's it - so it can be challenging to find the perfect place.

How are you planning to commute? If by car then Zurich can be a nightmare in rush hour periods. Try and make sure you're not having to cross town to get to your workplace from your new home.

I work in K5, live at the lower eastern end of Hönng (8049). It takes 25 mins to walk to work along the river, about 20 mins for the tram (inc 2 very short walks and waiting) or 8 mins on the bike. Forget Winterthur, you'll soon get very sick of the commute.

I have a very large 1 bed flat with balcony overlooking the river for way under your budget, there's usually quite a lot advertised in this area but there is usually a lot of applicants, you just have to apply for a lot and hope you're lucky.

This gives me a bit of hope! Thanks. Your arrangement sounds ideal! I am coming from another city with a difficult rental market also. We'll go with the same plan as last time; I'll crack on with work and the missus will do the viewings until we get somewhere. It took 20+ viewings in our current location so we hopefully won't have to much of a shock!

Noted about the commute from Winterthur. If we can get somewhere within budget nearer to Zurich, that's great.

100% walking (or cycling) and public transport. I won't have a car and can't afford taxis!

Attached is an apartment application example letter (in German):

- Per the letter, it might be enough to state what your gross income will be, your position, company, the number of family members, including children, and a picture. The leasing company might possibly then ask for more information.

K5 is an OK area and still relatively affordable.

If you want to have some fun and some life outside of the home, Zürich city is the best place. None of the other towns in the area (expect maybe Wintherthur) have any nightlife worth mentioning. If you live in K5 you only need to cross to the other side of the tracks to K4 which is where all the fun is. You can also look at the parts of K6 just across the river from K5. It's a bit more quiet and upmarket there but there are some affordable places to be had there too, especially if you're not too picky and don't mind living in a building that hasn't been refurbished for a while. All of Zürich is inherently walkable and public transport is good. Some areas are also good for cycling but not everywhere, although they're working on this and the cycle network is growing all the time.

Welcome to ZH. I recommend you to check Oerlikon new area as there are many train connections and only 5 min from main station by train. The whole area is being renewed, some nice new flats, good restaurants, plenty shops and grocery stores...and the best part, the rent average is lower than other areas around ZH.
