Living area given in house contract

What if the living area given in house contract doesn't match with real area of the apartment, could I ask the house owner to reduce the rent?

what do you mean- did the agency clearly lie in the advert? About the quality of the area, or the area iself. Like saying 'pleasant and leafy- when it is a concrete jungle? Or saying it it in a totally different area, as per the map- like 'Nyon' when it is actually in 'Gland?

oh I see- how very Swiss - got UK thinking cap on now (as int he UK)...

So what sort of difference are we talking about here? If large, then yes.
BEing a member of Asloca/Mietverband would be helpful here (as with 99% of rental questions). I think if it says 88 m2 and it is 85- it might not work. But if spec says 88 and it is actually 78- then you'd have a real case I imagine. So what are we talking about here?

Depends on what you think is the area and what exactly is writen on the contract.

There are different ways of calculating the area of an apartment.

You have the nettogeschossfläche, you have the bruttogeschossfläche (pardon the German, no idea how it's called in English), etc etc etc. And YES, the way it is calculated differs from Kanton to Kanton. The point being, one includes inner walls, the other includes outer walls, then you have the possibility of also including the service shafts, etc etc etc.

So, before you go shouting "you fooled me!", make sure to check out which kind of number is on the contract.

Is it obvious and if so, why did you not notice when you looked around the place?

If it's just the odd square metre then I wouldn't worry.

What's the difference?

if you have built-in cupboard the associated surface is counted as usable "living area" for the tenant.
