Hi everybody, I'm looking for some collective wisdom.
I have a parking place I am trying to sublet. Important note: I have the *worst* landlord ever -- I mean the regie lady who manages our buidling. I'm not the only one who thinks this way btw, our neighbours cringe when I mention her. Very odd and unpleasant, very. Anyway, I have emailed them (this lady) and then we had a phone conversation on this topic, I tried to find out what exactly (contract sample etc) do I need to send them if I want to sublet my parking. She said I could just go ahead and they don't care (almost quoting). Stupidly enough I trusted that and didn't double check, and looks like my contract says I should have sought a written approval from regie before subletting. And now I have someone who will rent the place asap and won't wait for 1 month while I'm exchanging snail mail with the regie. My question -- what are my risks if I do like they told me to do (ie just go ahead) and not like I must do per contract?
Quite honestly I avoid dealing with my regie at all costs (due to the above hmmm personality issues). So in this case, what would these costs be?

Thanks for your advice. I do try to do everything by the book but then there are some books I truly dread...
