Moving outside of agreed dates?

Hi,
I'm moving out of my flat near Zurich. We have to give 4 months notice before March. However, we will be moving out early at the end of January leaving us liable for 2 months rent. Does anyone know what our responsibilities are? The rental company are charging us for an advert in Homegate and we are dealing with all tenant enquiries and viewings. (I'm not sure exactly what they are doing for their money!). Someone told me that we only have to find one person to make an application to move in on 1st February and that would end our liability. Is this true? Any help appreciated!
