New home owner rights

We have recently moved into our new home and as you would expect we have found a number of things wrong that we would not have noticed when viewing the property originally. None of them are serious, e.g. the outside spotlights for the garden do not work.

Being from the UK I am used to the sold as seen view of the world, and therefore would expect this to be our problem. However, a Swiss friend was visiting yesterday and he said the previous owners should not have sold without fixing and we have a period of time after moving in to bring these issues to the old owners attention. Has anyone heard of this and if so, can you point me in the direction of official information?

Did you get a list of defects with the contract you signed when you bought the place? It would be a Mangelliste and should be something you got when you did the contract.

And small defects are OK. I'd call the lights small defects.

You probably should check the sales contract to determine whether the guaranty was excluded.

The contract probably says you bought it as it is so you'll have to get it fixed. If that's all that's wrong, I would count yourself very lucky. We had to fix a leaking roof, replace cooker hob, fridge + dishwasher etc. All apparently magically damaged themselves without the previous owner being aware of it. We suspect the ex-renters played Gremlins when they moved out as they didn't want to go.

Don't forget that money spent on the house can be tax deductible. (Though in BL, we can opt for a standard deduction).

Respectfully, I think your Swiss friend is talking out of his behind...
The owner sells as is. It is your responsibility as a buyer to check beforehand.

But as has been pointed out, any repairs you make can be deducted from your taxes.
