So I just got my first rejection and I'm just wondering.

they choose a reliable person that will pay the rent, fits with other tenants, and causes no trouble at all.

up to you to prove that you are such a tenant.

Earning enough money, have the right permit, not playing bass, drums or trumpet, things like that?

Ignoring sunspot activity, water hardness, and the benefits of Rock Salt, It depends on:

The prospective tenant.
The agency.

I can be a bit more general if you find my answer too specific.

I our case, the outgoing tenant liked and recommended us to our landlord who then set up a Skype interview and liked the cut of our jib. Or something. Right place, right time seems to play a large part. Not sure there's a science to it.

Oh well. Let's just hope I'm not in a bad flat category or something.

I'm aiming for 2300-2500 rent with a 135000 base salary (Zurich).

you're on the right way. I forgot to mention the rule that rent shouldn't not exceed 30% of the monthly salary.

Reality states in addition (assuming all are working)

1. Swiss (unless 2nd gen of 3.)
2. Old EU/ Non EU (Highly Paid, US, CA, NZ, SA etc)
3. Old Yugoslavians/New EU *BG, CR etc*
4. Non EU
5. Asylum Seeker / Alien / Other "undesirables" such as Drummers in heavy metal bands.

In that order note... it can switch dependent on L or B permits or on salary.

Landlords don't like L permits as they want long term renters.

AND they will in some cases not rent you places that are clearly under your wage bracket (heard that a couple of times now!)

Some Swiss are quite openly racist (think living in an Alpine valley for 60 odd years with a element of inbreeding), accept it happens and would you want these people as your landlord anyway.

Some don't like Swiss Caution this could be a killer too.

Oh and be the first person in the queue do not wait to view properties. First come first served in reality. The day that property appears on a site view it the next day, same day if you can.

In zurich centre, if you don't view the same day the advert is out and are not the first to give an acceptable pack of info on application on the same day - then your chances are drastically reduced.

I'm actually looking mainly for flats west of the lake. I work for Google, so S4/S8/S24 lines are ideal.

Having no idea whether there's a norm, regulation, etc. in the market, by looking at our own experience: salary, salary-rent ratio, nationality&permit type, communication with the previous tenant (this helped us a lot), family of # and # of rooms.

-Only one real estate agent asked us something about religion even though it was also asked on the application form.
-One real estate agent replied 'no' immediately and then asked for a higher price (untrustworthy ad, I suppose).

I don't think that's true - a lot of Swiss are a pain in the backside as they know every last law of Switzerland and will cause a landlord more work than a Yugo washing past 22.00... They'll send letters to reduce the rent as soon as Kassensturz reports on it and will be calling the agency for every broken light bulb in the washroom...


I remember reading some articles where some super secret insiders of the big agencies were quoted that "old EU" people have an advantage over lower middleclass Swiss... I can see the point from my personal experience.

Are you looking on your own, or do you have a partner/children?
Look at the names on the mailboxes, are they all Swiss?
If you have children, pets, musical instruments or bicycles, any evidence of them at the place you are viewing?
Have you written a cover letter to send with your application?
Do you submit your application immediately?

There are all kinds of strategies, but at the end of the day you just don't know what process goes on, if any.

One starting point might be, if you are replacing someone at google, to try and take their apt over. Ask around at Google, which agencies the Expats are with, contact those agencies proactively and ask if they have a waiting list, and if they would put your name on it.

as your employer has a good reputation, ask HR to write a recommendation letter/confirmation you are employed there.
also, use a company reference, ideally your line manager, on application forms.

Move fast. Be first applicant. Be insistent.
Prepare 10-15 application already. Once a new flat appear on the internet and look pretty ok for you in the pictures find the landlord website, download and complete the application form and send immediately your complete application.
Then immediately set up a viewing of the flat on the same day or next day and if its possible ask/find the name of the person who is in charge for the flat.
if you don’t like it you can call next day the landlord and you find an excuse to cancel your application (got an answer for another apart for example).
If you like it then call to reach you out. And be insistent . Call them every day . Till you have an answer.
This was my strategy… i find a flat in 2 weeks of researching in Zurich.

I got the answer in 2 days after visiting the flat that I liked.
I moved in last saturday . case closed.

I´d be careful with the daily phone calls. Soon you could get a reputation of being an irritating person who has no patience? It all depends on the landlord.
