Tips/experience for renting furnished Winterthur house for fixed term (8 months)

Hello All,

I am enquiring if anyone has had experience renting out their apartment/house with furnishings (for approx 8 months Dec 16 - July 17).

Some of the questions I have include:
[*]What sort of financial security deposits should be expected from the tennants?[*]Do we need to register with any rental body/union as we will be landlords for a period of time?[*]Do we need to leave new bed sheets/towels etc?[*]Services such as internet (any expectations on data/speed).[*]TV - we don`t have one... Would you expect one in the house you rented?[*]Is it expected to have a house cleaner?[*]Should I book a gardener on a regular basis?[*]Are there any little "challenges" with insurance while other people reside in the property?[*]Is anyone aware of any expat portals where families might be looking for temporary accomodation?

On the Swiss online portals I can see that this is possible to easily advertise but so far I haven`t been able to find details around the questions above hence I am looking for any experiece (good and bad) related to this. Using an Immo agent seems to be a touch on the expensive side! I am also aware that there are some limitations around restrictions for non Swiss nationals rent out there homes (my wife is Swiss so this is not an issue).

3x rent upfront. That's the max you can charge, and also the norm - it would just about cover the missing rents if the tenant stops paying until you can evict him. Also it's not a bad idea to demand that the tenant has a liability insurance for the duration of the rent.

i'd say strongly no, these are hygiene articles. They are expected in hotels. but long term tenants should just get their own.

Everything is negotiable and comes with its own price, just show house as is and leave it up to the tenant what extras he wants. This way it'll be cheaper in the end for both of you.

it's a perfectly normal thing to rent out properties. which exactly insurance would have a problem with that?
