I know our old place had this and included items such as no ponds or pergolas but now we have an older place on it's own plot.
Would I contact the Gemeinde to see what we could, or could not do or would there be some regulations specific to our home?

Melloncollie says the whole basement is heated. As far as I understand it here in kt. Zurich, all heated spaces are included in the wohnraum. At least the two times I have tried to add heating to basements, or close in a loggia with glass the bauamt immediately responded that this would change the size of the wohnraum. In the case of the basement we eventually got the permit, but for the loggia they refused to allow us to seal off the loggia from drafts... we weren't even trying to get a permit to heat it.

If the basement is already part of the wohnfläche then all Melloncollie has to do is make sure that the kitchen is serviced properly with water and electricity, no?

That is, unless they want to prevent her from converting the basement into a separate apt.

You could play with this software if you want to redesign & see what fits where. I used it before we moved to decide what to put where.

Tom,

Sometimes there will be a limitation on what you can do based on the infrastructure (i.e. you can't put a structure over where the sewer and water lines cross the lawn), some will be conditions from the original permit (i.e. a pergola, but you aren't allowed to close it in, add a water or electrical supply - thus turning it into a shed), then there may be heimat schutz or similar conditions (Can't change the appearance substantially). Have a look at your original building permit and the grundbuchamt auszug.

You may get a permit for a Koi pond, Alligators... probably not.

Althought the basement is heated, it is most definitely counted as Nebenraum - and confirmed some years back when the canton sent a nice gentleman to measure every nook and cranny as they re-assessed all homes for Eigenmietwert recalculation.

(Ooo.. that brings up another issue: increasing living space would increase the Eigenmietwert.)
