Oven Issues and Repair Responsibility

I live in a rented apartment. The oven is at least seven years old, based on my knowledge of the apartment's history.

I am having a problem where suddenly everything I cook is burning on the outside but uncooked on the inside. The oven gets smokey and no matter how low I turn it down, the food burns. There is also a fair bit of heat 'escaping' from the front of the oven.

I have narrowed it down to either:

1) The seals need replacing.

2) The thermostat is defective.

So I intend to contact the building management company who I rent from (company rather than individual landlord). Hopefully they will send somebody to address the problem.

Question; is this considered a responsibility of the building owner / landlord due to it being an aged / faulty appliance or will I be expect to pay for any required repairs?

Fan assisted oven setting. Temperate set dependent on what I want to cook.

Result every time is as I've described.

What difference does the make of the oven make? Do landlords only pay for repairs to some makes of oven?

Sounds f...ed.

However, can you adjust the top, bottom settings?

If so, does anything change?

I like to debug stuff before I call in the calvary.

However, sounds like the thermostat is toast.

If it turns out that the oven is defective, you'll probably have to pay the the first up to say Fr. 150 to get it fixed. (It will be regarded as a standard small repair which, depending on the contract, can be about Fr. 150.-)

Oven repair would need specialist knowledge => it's not a small maintenance even if it would cost under 150 Fr. Landlord should cover it.

try setting it to fan heat instead of grill
