Selling a House privately on Homegate

Hi
We are making plans to sell our house in Valais.
If we find the buyer or we sell on Homegate do we have no estate agent or legal fees to pay? Is there not some legal work to sell the house? Could the buyers Notaire do any legal paperwork for us as well? I do not understand if you pay 2 - 5% to an estate agent to sell your house but you can save every franc if you sell privately. If I find a buyer it is a simple transaction between us and the buyers Notaire? We do not have an extra fees? or even if i sell privately I still need an estate agent or Notaire to do my legal work? IF I must have an agent is there any companies that offer a good rate just for doing the paperwork?

You need to check the services of individual agents - and I'm sure not having on will save you "some" money - but you have to balance that saving against the hassle of dealing with Swiss buyers!

You can not sell a house w/o a notary.
The notary must be licensed in the canton you sell the real estate.
Normal procedure is to share the notary cost.

There is also a property transfer tax in Valais which has normally to be paid by the buyer. But, in case the buyer does not pay the tax man can get the money from the seller as well.

How all the cost are share and who has to pay what should all be listed in the sale contract.

I sold our house for CHF130.- on Homegate - in 3 days. (As advised here before.) No agent - no fee.

The process is fairly straight forward and involved the local Notoriat which both parties use and Grundbuchamt (land registry) and the tax office gets involved too. It's all done within the Geminde where the property is and all three talk to each other and might even be in the same building.

Fees are published at your local town hall and watch out for Schuldbrief - you can save money by taking these over...

Thank you very much for your replies and advice.
So my question is answered: If I sell my house privately I do not need to go through an estate agent and the buyers Notary will do all the legal work for both parties. That saves a few thousand in estate agent fees. Many thanks font of all knowledge English Forum.
