Co-applicant in rent for new appartment

Hi,

I am seeking a new apartment and since those ones I find are a bit higher from my 1/3 net salary I asked a friend to be a co-applicant to the lease but without staying in the house. I know this makes him equally responsible for the rent+charges.

I have few questions though, since my friend is working and living in another canton will there be a problem with his residence there? If he is a sub-tenant without staying does he need to register also to the new canton? He is a holder of an EU B Permit.

I will be unlikely , that you be the successfull candidate for the flat, because your situation is strange.

The competition is huge, so why would a company not rent the flat to somebody, who provided a good income to pay the rent.

I can understand that the financial factor plays the most important role, and this is why I asked my friend to help.
Since we will be both on the lease, we would provide a sufficient amount of income for the rent.

It's a shitty deal for your friend, why would he get into it? What's in it for him? You stop paying and disapper, or die, or trash the apartment -> he's on the hook for everything. He doesn't need to be on the lease as a tenant and doesn't need to register. There's a special term for his role - guarantor.

1/3 salary isn't a hard law, it's just a rule of thumb landlords use for selecting good tenants, who'll cause them least trouble. If noone credit-wise better than you applies for the apartment, they'll take you, no problem. A guarantor is of course a plus, but the fact that you need one, who isn't even related to you, isn't in your favor IMHO. Why not just look for a cheaper apartment, maybe further outside the city, or a WG?

@ivank: At first, I want to clarify a few things. I wanted to apply for apartments which are 100 francs over my 1/3 of salary, so i thought a friend could help.
As you said, me and my friend both know that it's a shitty deal for him.

How the guarantor thing works? Does he sign the contract on your behalf? Do you think for such a small amount of money it worth applying for an apartment withou a guarantor?

Just apply for it, unlikely the landlord will care for such a small difference. It's not a hard and fast rule that must earn exactly 3 times the rent or more. It's in landlord's discretion what he'll accept. But if there are better applicants who earn more it's more likely he'd go with them instead of a borderline case like you, it's just safer for him.

Tell the landlord to add a clause to the contract that lists him as a guarantor, he'll need to sign it and that's it. On application form you can mention your friend's details with a note that he'll be just a guarantor, not tenant, so that he'll make the contract accordingly.

Yes now I see your point but I guess this is mostly to the regie's decision.

I've seen on application form's from regie's that the second person can be a co-tenant or a guarantor. Is this specified somehow else?

You can always write a note, there's usually space for random remarks on the form. A human will read your application and send you a contract, not a machine
