Opinions on Privera

I didn't find much on this forum: is anyone of you renting a flat from Privera and could share opinions, satisfaction level on this company?
Are they responsive to breakdowns?

Hello,


We've been renting with Privera for a few years and will shortly be moving as we have found something bigger.

When we have had a problem with our own apartment the problem has been fixed quickly. However, the heating on our building failed a couple of times in winter and they were v slow to get it fixed. We were unable to speak to the maintenance company directly and Privera spent a long time refusing to take responsibility and ordering a new heat pump. It was only when we complained en masse they did anything.

Staff turnover is insane! Every other month we have a new contact for issues etc.

Finally we're due to move out soon and suspect the process will be hard work - they're already trying to claim there is no such thing as wear and tear but if you look at the Mieterverband stuff it's clear they're trying it on.

Overall I'd give them 6/10. Hope this helps!

I lived 3 years on a new apartment managed by them. We had no problems at all. Initially few minor things needed fixing and they made sure they got fixed (it was also on their interest obviously).

They reduced the rent when the interest went down, gave back the nebenkosten excess punctually and were very reasonable with the wear and tear when moving out...and even more important, they weren't picky at all when we found another tenant (who was solvent and so on).

True about the turnover - our contact changed a couple of times, but that was not an issue. They replied emails rather quick and made an effor to understand my German, so can't complain at all.

Ah, they even let us move in few days before agreed as the flat was ready before time.

Rented with them twice and have mixed feedback. Usually quick to respond to queries or if something needs fixing. Relatively efficient with contracts and every form of financial transaction. But they have somewhat questionable practices at times when it comes to additional bills for Nebenkosten (heard this from others elsewhere as well, but it may still be isolated examples) and it once took them 1.5 years and about a dozen reminders to reimburse my deposit.

That being said, I never choose my apartments based on the agency managing it. I have never even considered making this a factor. You can get good and bad property managers everywhere.

I recently left my last apartment which they had taken over the management from another company a few years ago. I found them (Solothurn office) to be readily available whenever I called or emailed. They weren't over administrative-y and the same people have been there since they took over management.

They informed me of Nebenkosten reimbursements quickly and the money was deposited within days.

During the move-out walk through, everything was checked thoroughly on an iPad, and they immediately emailed me the signed Protokol and photos once complete. They were absolute sticklers about what was original to the apartment and what was not. They tried to make me remove a wall-mounted medicine cabinet from the bathroom, as it wasn't on the original move-in Protokol from previous management firm. That thing was hideous and not installed by me . Fortunately, I took pictures of every room before moving in, and was able to pull up the photos from my email. They agreed and noted it in the Protokol, so no probem.

I had the apartment for 7 years, and basically everything was covered under normal wear and tear. Even when I accidentally tore off the interior backing of the kitchen cabinets when I was removing some decorative contact paper. Word of advise: use a hair dryer to warm up adhevise paper before trying to remove it.

They also let me keep the keys for an extra week to do some touch ups that I had missed the first time around. This was just over a month ago, so I haven't received the deposit yet, but that's not unusual here.
