Sub-dividing a house

Has anyone here had experience of sub-dividing a house into two independent parts?

Are there any gotchas to watch out for (e.g. permit/permissions)? How did you organise the electricity and water metering? How much did it cost and where there any particular unexpected costs?

Single or multiple owners?

Do you have planning permission?

How is the heat, hot water, etc. distributed?

single owner. will sub-divide to rent part of it out.

no planning permission.

one part currently has no water at all so will need completely re-plumbing.

somehow the electrics will need to be separated too.
