Ausnutzungsziffer versus Ueberbauungsziffer

A plot of land we bought (763 mq / m2) has an Ueberbauungsziffer of 30% and an Ausnützungsziffer of 0,5.

We're trying to figure out how many square meters we could build.

I'm reading through e.g. http://docplayer.org/7197280-Nutzung...henziffer.html and https://www.newsd.admin.ch/newsd/mes...hments/627.pdf to try to understand the distinction but still having trouble being sure:



Ausnützungsziffer = anrechenbare Bruttogeschossfläche / anrechenbare Landfläche

Überbauungsziffer = anrechenbare Gebäudefläche / anrechenbare Grundstücksfläche


Is Ausnützungsziffer the ratio of total square meters (over all floors) to the total plot size, while Überbauungsziffer is the ratio of surface projection of all buildings over the total plot?

Is 'Ausnützungsziffer' just an outdated term estate agents are still using instead of the new word 'Geschossflächenziffer'

'Die Geschossflächenziffer ersetzt die Ausnützungsziffer.'

You need to know what coefficient is permitted in your zone for your the size of terrain you own, best way to know that is to contact the town planning office of your home town..."stadtplanung" ? (googled translated)

You mean there are other coefficients besides? Ueberbauungsziffer 30% and Ausnutzungsziffer 0,5 -- what are they called?

No, not saying that, I don't speak German so was not sure what they meant, but I do know that you have an overall coefficient which is divided between maximum area of construction permitted based on your terrain size, and maximum height for the size. Perhaps these are the 2 limits that have been given you.

I think one measurement refers to the footprint of the building on the lot and the other refers to the square meters of the building. There will be a maximum height and possibly a restriction on the type and style of roof.




The other catch is that you will have minimum distances from other lots and the street which must be respected.

And don't forget setback from the property lines.

A heads-up: If the property is part of a Quartier there may be an overall Quartier Ausnutzungsziffer in addition to your property's ratio. Worst case is if someone in the Quartier overbuilt and got away with it, you might find that although you have the space on your property the overall Quartier doesn't.

Get thee to the Bauamt!

And ask twice, get everything in writing.

And then ask if there are any other authorities who might have a say in your property. (Canton, Landwirtschaftsamt, Wasseramt, Forstamt, etc. These last three might go by other names.)
