rental situation Bulach

Hi,
just enquiring about the rental situation in Bulach. as we are tied up with our childrens school and kita, we cannot move in immediately so we are thinking of buying something in Bulach and rent it out (Yes i know the rules, also from a recent thread i posted).




we just want to be sure that the apartment can be quickly rented out so that we are not paying mortgage for an empty apartment. the property we are looking at is an apartment close to bahnof bulach and a new one.


i know anything around oerlikon, opfikon, glattbrugg will be gone like a hot cake as much of the IT workforce lives and commutes from there but i am a bit sceptical about how easy it would be to rent out an apartment in bulach. i am fine accepting a bit lower rent but what we cannot afford is difficulty finding tenants which means leaving the apartment empty.
any info on the rental market in bulach would be highly appreciated as that is an important factor to buy.

Homegate.ch shows that there are currently 139 rental apartments available in Bülach, a town with a population of around 20,000:

This 2016 map shows that areas directly north and north-east of Zurich have rental markets that are either slightly short of supply or in-balance (but not in surplus):

This NZZ article notes that rental apartments across Switzerland have a 2% vacancy rate while single-family and condominiums have vacancy rates of 0.5 and 0.7%, respectively. It appears that you are buying a condominium to rent:
