Surprise bill from the landlord

Hello all

Looking for your advise, as always.

I rented an apartment and today I was handed over the keys. Also was an invoice of CHF 80 for the name plate on the post box.

I feel that is too much and I was not informed earlier.
Can I refuse to pay. I will bring my own name plate.

Kindly advise.

Thanks
Amit

That's pretty standard.
If you don't like it then stay in Pune.

No you can't really. And they want it to look all alike, so they don't want you to bring your own.

It's been decades since they did that for free.

Next surprise bill will be the "Nebenkostenabrechnung", the calculation on heating which usually shows you payed too little during the year.

Or too much.
We have had that happen a couple of times.

Re: Surprise bill from the landlord

I was "strongly suggested" to use the service of a facilities for the handicapped (and not get some cheap own-made ones) to get the post box / bell signs. I think the bill was 60 CHF, but that was quite some years ago. 80 CHF probably now is quite average

Pretty normal amount (for Switzerland). I paid 70 chf 10 years ago, and was as surprised as you probably are now.

You want your post delivered?

No name on the post box = no post delivered.

You could have it done CHF10 or so cheaper yourself at MrMinute or Migros. But life is too short.

Pay up and welcome to Switzerland...

We ordered our own. We went to a place that was newly opened - that very day. "We'll have it ready for you in ten days".

Re: Surprise bill from the landlord

Usually the landlord will ask you how you want your name to appear on the name plate and you put this on paper so it can be ordered according to your wishes. So somewhere you did this, you probably just don't remember doing so.

Name plates are not free, and you should have been informed of the cost in advance. You need to pay the invoice.

Re: Surprise bill from the landlord

It's how things are done in Switzerland. Never assume something will be free. It won't. Be careful signing up for insurance contracts and read the fine print so that you are sure for which minimum period you are committed and when you can cancel them. If you want anything done in your house or something installed, make sure you are not charged for receiving a quote for the work.

Not even thought about paying for a workmans quote!
I know we had to pay handsomely for our name plate though, so it makes sense.
My husband changed over his UK driving license recently. He went into the local Verkehsamt office after 2 years of being here and they told him it was not problem for him to change it. (Thank heavens for helpful Kanton staff. This is totally contrary to what the rules usually tell you on this. Smiles and pleasant demeanor went a long way I feel) They charged him 50chf and told him a CH driving license would be returned within the week. Job done & dusted we thought. Ha!
His new driving license arrived in the post yesterday. With another Kantonal invoice for an additional 140chf. We didn't see that coming. Mind you they didn't tell us, nor did we think to ask if there were any further costs involved. Not complaining about it though as they could easily have said he was beyond the time limit and made him take another driving test.

No name on the post box = no post delivered.

And you may even find a sticky note on the mailbox left by the post delivery person, asking "who lives here"?

So before the official name plate arrives, affix something temporarily to the mailbox with your name on it.

Quite often you CANNOT as it is a pre-requisite of the rental agreement, the logic being, everything needs to look uniform and the same, thus the mailbox tags and door bell name tags all have to look the same and to do this, they are ordered from the same place.

The landlord does not usually make money from this, maybe the regie does though

I paid 35CHF in October 2014 that arranged by the property management but payment made directly to third party. I think it depends on the property management.

many rental buildings, in the Romandie regions at least, have the same standard black background with engraved name in white. I know this because 2 previous tenants arrived with their name tags from whence they had just left and they matched our buildings style.

So yes, there are cases where you can bring your own name tags, after all you paid for them so they are yours.
