Bills included in the price

Hello to everyone,

I am new at the forum.
I live in Greece and i plan to move to Zurich for work in the next 2 months.

I have already downloaded the Homegate app in my phone and checked some appartements that are close to my needs.

It would be much appreciated if you can inform me about the bills (electrical, water supply) that are usually included in the rent.

In the Homegate app i see that there are 3 prices in every appartement.
For example:
  1. Rent/Month CHF 1699
  2. Net Rent CHF 1510
  3. Add'l expenses CHF 189
Does anyone know what the ''Add'l expenses'' cover?

The additional costs normally include stuff like the caretaker's expenses, cleaning of the staircase/communal areas, maintenance of the building (heating, water connections and servicing, laundry facilities). That sort of thing.

All the expenses such as electricity, water, telephone, TV licence, etc., are your responsibility and are not included in the additional costs.

Thank you for your answer.

A friend of mine who lives in Rumlang told me that his rent includes electricity and tv licence, so the only expenses for him are water, telephone etc.

Is there a way to see if the listings i have checked include any of these?

Sometimes a basic cable TV connection is included in these 'expenses'. You would have to check. If it is and you want it, then the basic connection is paid for (in those expenses). If you don't want it, then it should be possible to ask for the cable TV plug to be sealed up so that it can't be used and then these expenses will be reduced accordingly. Be sure to arrange this before signing the contract and moving in.

Does your friend live in a shared flat? If there is one licence for that household then it is covered. If you live independently in your own place, then you have to foot the bill for it.

Re: electricity, it probably depends on the living arrangements. We are billed directly by the power company for our electricity.

I can only find info in German on the "Nebenkosten" so maybe you need to google around a bit.

It's rather an exception than a rule to include electricity, especially for anything larger than a studio. TV license most likely is not included and you misunderstood him, probably jsut the cablecom connection fee is what he meant

It'll be on your rental contract when you get to sign one. The base case you can safely work from is that electricity is not included. NK stated in the ad is also not necessarily representative - sometimes landlords underestimate it on purpose to make the ad more attractive, then at the end of the year when bills are totaled, you still owe way more. Unless contract says NK is pauschal, but that's very rare with professional landlords. Talk to the previous tenant to find out how much he actually got charged

I'd say often. Our neighbour is paying only 65 francs in 'Nebenkosten' despite the fact that the previous occupant's monthly costs were well over 300 francs...

I will try to look deeper into this. I hope i will find something with heat and electricity included in the price.

In case i can't find them included, can you inform me about the price range i will have to pay monthly for electricity and heat?

I am looking for an appartement ,around 60-80m3 ,with 2 bedrooms

Electricity is seldom included. It could well be switched off anyway if the flat is empty. It is the tenant who must sign up for this is you want it and pay for it separately. Otherwise you will have to buy some candles.

I'm as positive as can be without knowing your friend it's the other way round: water is included but not electricity. it may even be mandatory to include water as it's a basic function of the house.

Water is on the rent and electricity is out.

In our case, water and heat are included in the Nebenkosten because it's under-floor heating. BUT we get a settle-up bill at the end of the year. If we've used more than predicted for our size of flat we pay. If we've used less we get a refund.

If you want a parking spot, that is usually a separate fee as well.

Parking here included with each flat. Those who don't have a car rent out to those who have two or more cars.
