Estate Agents Jargon
 
Could you decode the real estate listings for me!! When it says 4 rooms, what does this mean??

Chantegrive 4 **** Chantegrive 4 ****
Number of rooms: 4
Living space: 100 m2
Number of bathrooms: 2

Also, living space is listed in m2 and I'm not really sure if this means the entire apartment or just the sitting room, dining room, kitchen?? Difficult to get an idea online... Would be grateful for feedback. Many thanks

As far as I understand it....4 rooms is the number of rooms not including kitchen and bathrooms.
The living space is the whole apartment, including everything.

it depends the agent. I have seen one that included the outside terras in the total living space. 4 rooms should mean 4 rooms excluding the kitchen, hallway etc. Very often the kitchen is counted as a room or half a room. You would see 3.5 rooms for example.

so have a look or check the pictures that come with the add

The kitchen is only counted as a room in Geneva.

Living space: There is no one clear single definition.

You have to ask according which norm it was measured. Depending on that it could mean: any surface on which you can put something on and has a ceiling height of at least 1.5 meters (Surface Nette Habitable according USPI) OR all covered space which is inside, the definition of inside is such that it also means literally inside the outer walls! (Surface Brutte Habitable according USPI) or just everything which is enclosed by the outer wall (Surface habitable according USPI).

I do not know if there is a similar recommendation in other cantons. I think there is not one.
