Is asbestos check mandatory before renovation

We plan to do a big renovation on an old house from 70s. Do you know is asbestos check mandatory before we the renovation?

Do you have any link to the government / community regulation that describe about this?

Re: Is asbestos check mandatory before renovation

I don't know if it's mandatory (probably different in every Gemeinde so check with your Bauamt) but likely advisable. For instance, grout from that era can contain asbestos and the only way to find out is to have a sample taken and tested (cost me about Fr 150 IIRC)

If they have started demolishing things and they find Asbestos they will know when making up the bill that you are at the point of no return. And it is not unthinkable that if they find it all work on the house will stop immediately until the issue is resolved. Asbestos usage in building houses got banned in 1990 and was a very common material in the 70's.

Personally I wouldn't risk it.

Yes, you probably have to have a professional check done as part of the planning because you have to protect the construction workers. See here (N/A in English) for some of the regulation.

If asbestos is found during the works they'll have to be stopped immediately and the danger dealt with in a professional manner.

Also see the SUVA page (also not available in English).

Re: Is asbestos check mandatory before renovation

The health risks from asbestos are dramatic, but can be lessened by simply leaving it untouched, i.e. not drilling, chipping or crumbling it.

Therefore, if you know your house contains asbestos, it might be worth at least considering foregoing any big renovation and leaving well alone, to keep the health risks down for you and your visitors, and especially for the builders. In that case, it'd be useful for you to know whether the regulations, etc. would permit doing an extension instead.

If you do want to go ahead, here's a company that specialises in removing asbestos.

Re: Is asbestos check mandatory before renovation

However, just because a property is of a certain age, doesn't mean it necessarily has asbestos. My place was built in 1984, the test showed that non-asbestos grout had been used, and even the old storage heaters that the sparky assumed would contain asbestos didn't actually (I still got rid of them and turned the alcoves into bookshelves )

Re: Is asbestos check mandatory before renovation

Buildings built before 1990 in Switzerland must be taken as possible candidates for asbestos.

It is not mandatory, but highly advised for buildings of an age (unless the city you are building has some specific laws about it). When architects plan a reconstruction or extension, part of the costs include a check on asbestos (and possible removal when the risk is a bit on the obvious).

It's not impossibly expensive, and highly advised.

For more information, including companies specialised on checking and removal, please check the SUVA:

Thanks very much Helm.
On that link, I found the "virtual house" useful, which illustrates the words with images of possible locations of asbestos in the building.

Re: Is asbestos check mandatory before renovation

Not trying to put down the effects of asbestos, but my brothers and friends used to collect old asbestos garage roofs from buildings that were being demolished and burn them on fires.
This was the early 70s. They used to explode and turn into powder / fibers.
We used to have fights with this stuff and rub it down each others backs, because it was really itchy.
It takes between 10 and 50 years for people exposed in a continued industrial environment or mine to develop this health problem.
The men in in their space suits are just an ott money making overkill.
If you find any problem, just pm me. I will take it out and bury it in concrete. Will be dead before this kills me anyway.
Had a lung xray this year and no sign of asbestocis - just cigarettes.
I think a face mask would be enough - it is only a lung issue.

Re: Is asbestos check mandatory before renovation

AIUI it's the dust that's the issue, not the solid compacted stuff. Problem with removing it is breaking it up tends to create dust. However, my parents lived in an era when asbestos was *the* heat insulator par excellence; everyone know extended exposure to dust was bad, but received wisdom was that the solid stuff was fine. My mother treasured her asbestos kitchen mats for putting pots on because there was no way she could replace them like for like
