Advance payment during notarization
Hello everyone,
I have a questions regarding notarization step in process of purchasing an apartment.
If the notarization happens way before (2 years) the apartment is actually transferred on your name i.e. grundbuch/handover then how much is legal minimum amount that you have to pay to the owner?
Situation:
The apartment is a new apartment in construction and lets say it is only available end of 2019 but the owner want to do the notarization Jan 2018 to guarantee the booking. And paying for e.g 5% as booking amount is not sufficient. The owner would like more security and guarantee and hence is asking for 20% down payment during the notarization step.
And As I understood if one has to bring some cash from his/her pension then it is not possible at this stage of notarization as the pension fund will release the funds only when the apartment is actually going to be transferred in buyers name (this will happen only in end 2019). Which means one interested in such a property has to bring 20% own cash. Is this normal
I am talking about Zurich Canton.
