Any Real Estate Brokers Want to Give Me Some Info?

Hi I am thinking about getting something in CH and I have some questions to see if it's worth it. Anyone on this forum I can call? Any brokers? thanks.

If you are looking for valuation info, your bank is perhaps the best place for a neutral opinion.

Agents... let’s just say ‘bring a long spoon’. IMO and IME.

Do it yourself as much as possible. Avoid middle-men/women. Don’t be surprised if you find them greedy, lazy and incompetent. Not all of them, of course, but I haven’t meet one that wasn’t.

Search the forum for horror stories.

You think? I had one that told the prospective buyers we were asking too much and we probably would come down in price. He was wrong.

By broker you mean an estate agent or realtor. Seems that no, however you have many expats who have bought property in this country and will be able to offer you a wealth of personal experience, most importantly the pit-falls to look out for.

What I am wondering is if I just got here and have enough money for a down payment, how many years of income will they ask for? Reason I ask is I am self employed and it's kind of up and down. That's the real thing here is if they are "sticky" about wanting to have three years for sure and how much they count year 1, year 2 or year 3. thanks!

I am not sure yet where I would like to buy. I am thinking of perhaps a house in the interior somewhere. Wherever is the best value for money. Only in the German or Italian parts though.

Also is there a certain amount you can put down where they just don't care anymore? lol like 50% maybe? thanks.

You can employ a buyers agent who will charge 1-2% of purchase price, I know foreigners who have done this in CH.

Real estate "brokers" or "agents" aren't much of a thing in Switzerland. In the US, UK, Australia, etc., you'll see half a dozen real estate agencies in every small village and suburb. Here, you'd be lucky to find a dozen in a "big" city. Real estate transactions tend to be within families and between friends, or from developers directly to the public.

Of course, there are a few brokers and even a couple of well-known brands, but they're the exception that prove the rule. And even then, they're not exactly dominating the market -- RE/MAX, one of the best-known chains, currently has a grand total of ten properties for sale in the whole of Zürich canton.

If you want to know how your income will be assessed for the purposes of obtaining a home loan, you need a bank or a mortgage broker, not a real estate broker. Try your own bank, a broker, or an investment advisory company like VZ.

It changes slowly. 15 years ago there didn't seem to be any high street presence, now there's at least 3 estate agents in Binningen alone. But yes- few houses on offer through them!
