If you increase your time to the airport to 45-60 minutes, then I guess you can start to dream.

I personally haven't been to the area, but I heard that the district of Pfäffikon (ZH) has some reasonably priced houses and it is close to Zürich and the airport. No clue about the rest.
I would say 1M is our max budget and hoping to find something around 700-800K.

We can increase time to airport as long as its also easily accessed by train in that case.

Yes we are looking definitely to be out of the Zurich canton entirely. Maybe Schwyz, St Gallen, Aargau.

I wouldn't worry too much on taxes unless you are earning above average. The high tax areas are compensated with low rentals and prices. With your budget it is very hard to find anything in low tax zone.

The Swiss real estate market is not like that of many other countries. Given the paucity of properties available, restrictions on use of properties, anti-speculation penalties, etc., buy first and foremost as a place to live, consider investment secondary. You don't mention your budget...

Gold Coast, the right side of the Zürichsee (Zollikon-Meilen, with Männedorf and Stafa a sort of 'lesser gold coast') is the Meilen area on the Homegate map. These properties are expensive. You may be hard pressed to find a decent single family home for under 2-3 Million, many go for quite a bit more than that. There will be significant competition for the few properties under 2 million.

Ditto anywhere around or in sight of the lake. Left side of the lake, from Wädenswil to Thalwil, is called the Horgan area on the Homegate map. Taxes higher than the gold coast.

Ausserschwyz (Canton SZ, Wollerau to Bäch along the lake, plus Schindellegi and Feusisberg) is Höfe, and the towns around the Obersee (Lachen, Altendorf, Galgenen) is the March area. Höfe is lower tax than March - in fact, Höfe is the lowest in the country for high income earners. Prices are even higher for a single family home. As Trev says, the sky's the limit.

Also look at canton ZG - again, very low taxes, high prices.

These are all lovely, family friendly areas, easy commute to the city. More than 30 minutes to the airport, though.

Prices will generally be lower away from the lake - but not necessarily for single family homes. There are so few single family homes available that prices in that segment tend to not trend by area or tax rate to the extent that other properties do.

I have to say, though - buying here requires extensive knowledge of the areas you are considering, as mistakes can be easily made and very difficult/expensive to get out of. These are very basic questions you are asking - are you sure you are ready to commit to spending millions in this market yet?

Aargau and St Gallen are higher tax than Zurich. In Schwyz if you want good access to the airport you need to look at Meloncollie’s suggestion of Höfe (and really Pfäffikon), Altendorf and Lachen. However, a house near the station there is going to be at least double your budget. There are some 3.5 room apartments in Pfäffikon for under a million on homegate.ch at the moment

Both St Gallen and Aargau are slightly higher taxed than Zurich Canton. you can try to find low tax gemiende in Aargau to balance the taxes with Zurich. Can also use some tax savings by using 3a or pillar 2.

our budget is max 1M and I already know we will not get something near Zurich for that. We are trying to expand to different cantons altogether.

Although we do not live in a low tax area in Aargau, land prices are quite low compared to other areas which has an impact on house prices.

Living minutes to the German border means huge savings by shopping in Germany.

Based on my search over the past year and talking with friends who have bought a house, it is going to be impossible to find a house for 800K chf which is also easily accessible by train to Zurich.

Your commute to Zurich is going to be at least 40 minutes with at least one change to find a HOUSE for that price (and even then it will be a stroke of luck). Some place like Wohlen in AG comes to my mind for a nice free standing house with a good backyard for around that price.

Otherwise, they simply do not exist as far as I have seen within your constraints. You can find a 4.5 apartment for that price with a good direct connection to Zurich HB in under 25 mins, but not a house.

ones own house can be a noose around the neck in some cases. And home ownership in Switzerland is quite another thing from ownership in other countries.

If I were you, I wouldn't buy. Not with that budget. You would have to make concessions in particular on "good schools" which to me wouldn't be worth it.

I would prefer to rent something I can afford in a good school area. And most likely get the benefit of closesness to ciyt/airport at the same time

6.5 room, 145 sq. m. house for 785K in Brugg, Aargau. 41 minutes by public transport into Zurich HB. Nice garden. It's a beautiful area and also 33 minutes by car to cheap shopping in Laufenburg, Germany https://www.homegate.ch/buy/107963173?17

Swiss culture is not a home ownership culture like in countries like Australia. Its still a landlord/feudal system here.

If you want lower taxes then ZH, then you have to search in cantons SZ or zug.
But your budget will not be enough for these cantons.
You miss also on your goal , being 30 mins away from the airport.
