It is quite usual for newer buildings to underestimate the charges and then when it turns out after a year that they are significantly higher the regie may just send payment slips for 'voluntary' extra payment (or not do anything at all).
In any case, for your final annual bill you should have the breakdown where the charges come from (heating, concierge, gardening, etc) and how they are apportioned to each tenant - you can request within 30 days of the receipt to be allowed to see the individual bills that make up those charges.
A 100m2 apartment in Nyon of a fairly recent construction (post-2000) should have around 250/month of charges so 333 is a bit high but could be explained by higher than usual heating costs (colder winter).

Also, when I said 400/month, that is all NK, not just heat, i.e. gardening, communal electricity, cleaning lady, etc.
I think that just over half is heating/hot water.

You can call your landlord and arrange to look at the accounts, it is your right and is usual for tenants to check those accounts.

Second, it did not start with assumptions, more advice on the methodology to move forward.
I guess you have problems not only with me but also with accuracy...
As for being pedantic then, by definition it's about being " excessively concerned with minor details or rules; overscrupulous.", I would not call 33% price difference (83.33chf/months, 999chf/year)a minor detail. Maybe we have different financial standards in our opposite parts of Switzerland.
So we'll just have to admit that you were just wrong and got annoyed of being told off, in a non pedantic way.

OP,
Can you confirm if they simply take the total costs and divide it by the number of the flats, or if they actually have meters that are read off (so you pay for your portion)?
If its the former and you have a neighbor who is using far more hot water and heating then you, then you're paying for their comfort too.

Normally, they factor by the area of the flat as a percentage of the total, not simply dividing the total by the number of apartments.
