Sublet Contract-Help

Hi everyone,
Since , I am going to work abroad during a time I am going to sublet my apartment in Zurich. I have received the confirmation of the owner so it is not a problem.
I do not know the system in Zurich , but I imagine that I have to sign a contract with the subtenant during the time I am going to sublet the apartment , my doubt is: where could I find a standard contract to sublet apartments according to the Swiss law? I have tried to search in internet but without successful.
Could someone send me an example??

Hi - I have subleased many times and basically I have either made up my own contract or the person subleasing has made up the contract.

Basic info includes
Name of subleasee and subletor
Date of sublease
cost per month and how it is to be paid and when
house rules
deposit/kaution
utilities cost (if extra and how they are to be paid - many people just give a flat rate i.e. 2000 CHF per month includes everything)

Those are the main things I include.

The Mieterverband (Renters Association) provides a standard contract for subletting an apartment: http://www.mieterverband.ch/fileadmi...ietvertrag.pdf Unfortunately it is in German only.

Thanks for the great link!

I am leaving Switzerland and am looking for someone to sublet my apartment for 2 months, then take over the lease on a long-term basis. How does that work with the landlord? Would the new tenant only sign the long-term contract once the 2 months are up? At which point would I be entitled to have my deposit back? Any insight is greatly appreciated!

Hi mmsmith

My experience , I informed in advance to the landlord , once you have the approval and get the new tenant , I sent to the landlord the data (passport , residence permit...) of the new tenant. I prepared a subtlet contrat signed by me and the new tenant and we opened a common account where the new tenant put the deposit ( 1 month)... For the long term contract I think this should be an agreement between the new tenant and the landlord. Your deposit should be released after you do the hand over of the apartment to the landlord.

Why not just get the new tenant to take over the contract straight away??

Even if there is a 3 months notice... if you find someone who's willing to take it straight away then you'll just need to handover the details to your landlord, handover the apartment, then a new contract will start with the new tenant...
