Real estate agency delays to fix some issues

Hello,
I took my appartment this month.
On the first day I realised that
1)one store doesn t close ( I live in the groundfloor) ,
2)the kitchen does not work
3)the Tv antenna doesn t work.
I contact the gerance.They told me they will fix it and still nothing.It has been 13days.
Is it normal to delay for this issues?
Does anyone know what my rights are?
I don t really care for the Tvantenna.
But now with a broken store I don t feel safe at home and I also can not cook so I spent a lot of money eating out.

I would expect them to come already the next day, especially if it is the stove that is not working!! This delay is unacceptable in my opinion... I personally would even ask for a reduction of the rent for these 13 days. The kitchen is such a basic and crucial part of an apartment!

I interpreted store as lamellenstoren and therefore blinds.
And kitchen I thought he was talking about kochherd. It's quite strange that the whole kochherd is not working tho....

If with kitchen you mean the stove, check if the fuse is on. A bunch of people (me included) turn those things of when not in use due to kids, holiday or whatever reason.

A blind not working is all but a disaster and requires no immediate action.

As for the TV, no clue what it says in your contract, but 13 days is long.

When I say kitchen I mean that the four and the 3 of the 4 eyes don t work.And the only eye that works is so small that I can not even boil water.
No it s not the door its the store the thing that it s infront the window.I live in the groundfloor so anyone can come in easily as it s broken.So,I will contact them on Monday again but they always tell me that they have contact the company that will come to fix it and they will inform me,but nothing yet.And mostly I worry for the store ,because I am afraid especially at nights as I live alone.

Sounds like you have a tripped breaker.

Strange that one of the hobs (I presume eyes are hobs) are working.
Normally they are on the same circuit.
Looks like you need a new cooker.

On the really old CI resistance ones the smallest element was sometimes single phase, the larger ones were powered between two phases.

FYI;
Store = blind (usual meaning the large canvas awning used as a sun screen), OR shutter (the movable exterior panel that closes in front of the window).
Four = oven or stove.
"Eye" = burner, hot-plate, hob.
Gerance or Regie = letting agent.

The TV service is usually something you arrange yourself and does not concern the agents, unless it's mentioned specifically in your contract as being provided by them.

Well, if the oven and three of the four hobs don't work, it's pretty much guaranteed that you have one or more breakers to reset (our oven/stove has three)

I can only base my knowledge on my last 3 places in Switzerland. There was one fuse for the cooker - I think it was 30 amps.
Last induction one I bought from germany only had one connection for the 4 hobs.
Maybe the old systems were more greedier and complicated.
Would be nice to see a photo.
I would not wait 2 weeks to get mine fixed.

Agreed. I would be contacting them and threatening to put the rent into a depot konto if it wasn't fixed by mid next week.

I would recommend that you join Asloca, the Suisse Romande tenant’s association and get advice from them. There are specific things you need to do, you can’t just unilaterally decide to put the money in a depot account.

Asloca has an office in Neuchâtel in the building next to the town hall.

Belgianmum answered the question.

The way it works is:

You inform the landlord that they haven't fixed some dispute that you've already raised with them.

You open a special account at the bank, and start paying your rent into it, also informing the landlord.

Once the dispute is resolved you inform the bank to release the funds to the landlord, and close the account.

It's a way of withholding the rent, but still paying into the account. Landlords generally react when their income stops appearing.

ASLOCA will explain it in more detail, and if your situation justifies it.

Switzerland allows equipment to be on several different not connected circuit breakers, also amazed me when I first did see it since in some countries such is simply illegal and unheard of.

And yeah I have to switch 3 different circuit breakers to turn the stove on and off every time I want to use it.

One does some steps first:

- Check if the circuit breakers are all on.
- Check if TV signal is included in the contract.

If that solves those two issues, than I doubt if one not working blind justifies such actions. (perhaps a small partial withholding)
