Zurich - Erlenbach - Family Area?

Hello,

I have done a search on the forum for info on Erlenbach which is situated outside Zurich below Kusnacht. I could not find a lot of info. It seems to be a suburban area of Zurich with larger apartments. Is the area on a steep hill, I couldn't reak=lly tell based on Google maps?

Any information on Erlenbach would be appreciated. We are looking for an area with a lot of families as my children will attend Local school but also an area where we can walk to the grocery store, catch the trains easily in to Zurich.

Your insight is appreciated.

To get a real feel of how steep the hill is, please watch from 10:40 of the this video of local bus route. It's a circular route and gives you a good idea of the layout of the place. The hill above Erlenbach town centre isn't too bad, but it's steeper further south, walking down to Winkel am Zurichsee train station. The main road going up through the residential areas of the town, zig zags to cope with the gradient, and at the higher levels, you often find a flights of steps connecting one street to another.

The town centres around the train station, which is slightly above lake level, and has large branches of Migros and Coop, which are the main supermarkets.

Nice houses, but the key problem is lack of easy public transport access to the Zurich network - fine if you are car-dependent, not OK if you have several teenage children who can't engage in sport or social activities without a 'mum taxi'.

Thank you both very much for responding. The video is helpful too. I don't know how to thank in a post.

Would you happen to know when the peak time is when apartments go on the market? I would assume in the summer between school years. It doesn't seem like a lot is on the market now but I also know that housing is tight in general.

That's a very important point to consider. The same as with Kusnacht, you're dependent on the S6 and S16 train lines into Zurich HB. This is fine on the weekend (early hours of Sat and Sun morning) as you have trains running hourly through the night, but from Mon-Fri, the last train from Zurich is 00:19. Miss that and you'll be paying over CHF60 for a taxi home or walking it.

ZH Kanton supposedly has 3 moving dates. 1 April is one of them but I'm not sure of the others. I think it's 1 July and 1 September but couldn't swear to it. I've moved on 1 December before now, so never took too much notice. In view of that, apartments tend to go onto the market 2-3 months prior to each of these dates to give the agent plenty of time to secure a suitable tenant.

As for all the paperwork, we rushed ours through and got everything done in two weeks, which the agent said was the fastest they'd ever completed a tenancy agreement, and that was on a vacant posession apartment. I was literally running around getting signatures and hand delivering all the documents. Nothing went into the post.
