Move-out experience with LIVIT in Basel Stadt
 
Dear All,

I am moving out/handing over an apartment in Basel Stadt (Voltaplatz) back to the management agency LIVIT. I've lived there for 6 years and took really good care of the apartment. Thus I would like to get all of my deposit back. Please share your experiences and suggestions.

1. Clean really well, or hire a professional cleaner with a handover guarantee. :)
2. Join Mieterverband and have a representative there with you for the handover. ;)

4. If you do choose to do the cleaning yourself, start well ahead of the time.
5. Be sure to clean on top of, underneath, inside and behind everything.
6. Have a bucket and a set of cleaning materials with you on the hand-over day, so that you can immediately remedy anything that is found lacking.
7. Before the hand-over day, go though your papers and find the Mangelliste (list of defects) which should have been drawn up when you moved in. Have a look whether, since that first day, you ever subsequently reported any defects. When the inspection takes place, point out that you have documents to show that these are not your responsibility.
8. If you know of defects other than those in 7. above, try to fix them beforehand.

Get a cleaning company with a "Abnahmegarantie".

I lived once in basel stadt,as i moved out 3 people from livit checked every tiny
bit, it was disgusting.
Meeting their expectations wasn't an option.
You can't argue with 3 people at the same time.
You have to pay, one way or the other.

We had an apartment in Basel with Welinvest for 2 years. When we found a new place to move to the agent came to take photos for the listing and I asked him what we needed to do in terms of leaving things in good order. I was told to just make sure any surfaces were wiped and things like the kitchen cupboards and drawers were wiped out, also that the floors were vaccumed swept. They charged a standard 560CHF fee for cleaning on vacating which we were fine with. Cleaning was done by the caretaker who was our next door neighbour. however, I did leave it as clean as possible.

There was also a standard 50CHF fee for cleaning the oven which was classed as coming under small repairs, but the agent waived it as he said we were leaving the flat in such good condition. He joked it was like we had taken on the lease then moved into a hotel :msngrin:

I second that, a good option. Clearly makes/leaves another impression on landlords side if a representant of the mieterverband is present. I think you even don't have to be member, you may "rent" such a representative for a fee.


To know is also that there are "amortisation" durations for the various parts of a flat. Wall painting for example is 10 years. Supposed there has to be done work on that, since you were 6 years in (and nothing was done by the landlord in the meantime), you're "responible" only for 40% of the costs.
