Nebenkosten-- normal?

Hey all. Just wanted to clarify, I did some searching but couldnt find a definitive answer on what is/isnt in nebenkosten. I received my rental contract which is unfortunately higher than I expected as she advertised on comparis without ikl. nebenkosten (I should've noticed, but here we are).
I'm deciding whether to go with the contract or find a cheaper option and my German isn't perfect. Can anyone help clarify whether this looks "normal" or I'm missing anything?

Akonto:

Heizkosten
Frischwasser
Abwasser
Separatsammlungen
Strom allg. Raueme
Hauswart

Exkl.

Warmwasseraufbereitung
Kabelfernsehen
Radio, TV-Antenne

I assume the Strom implies stairwells, etc, and that power is at my cost seperate correct?

The list sounds close to what we pay for. Our nebenkosten includes heating, water, electricity in the common areas, maintenance and cleaning of the common areas, elevator maintenance, and the cable connection that was put in when the building was built. It's proportional based on the size of the flat. Those in big flats use more (in theory) so they pay more.

It does not cover the electricity we use in the flat, actual cable bill, phone, etc. and parking is also a separate cost.

The costs are estimated and spread across the year. If for example we use more water than what was expected for our size of flat, we need to pay more when the settle-up bill comes at the end of the year.

You only pay this if the cable socket is not sealed up. If you want to avoid the charge (because for example you have no television or use another provider such as Sunrise or Swisscom) you need to get it sealed up by the cable company, possibly contacting them through the administrator of the building when the invoicing is through them.
Some people are not aware of this and pay a monthly fee for nothing.

Apparently they don't need to seal the plug anymore. This will be done though programming, at least by some cable companies.

Yes, I've heard that is starting to happen in some places. It should stop people connecting themselves up illegally and watching it for free. Previous owner of our last flat did this three times which explains why there were so many cables and TV sockets.
OP will have to speak to administration in any case if he/she doesn't want it.

What about the hot water being excluded? Is that normal? I had assumed it'd be in the Nebenkosten.

I got a lot of stick in another thread for suggesting they do it remotely like you have suggested.

The water is included. The heating for the water most likely comes from electricity, which you pay yourself outside of nebenkosten
