I'm not sure it is politically correct to insist/put so much emphasis on what sex you are?

ok you're safe (ish) for 6 months

This exact same thing happened to us, went on holiday and came back to an agent asking if we wanted to buy the place.

so the owner probably wants you to stay, and pay rent, until the place is sold and its someone else's problem, you can either

1. wait for that to happen and hope the new owner doesn't want to live there
2. talk to the owner and see if he is willing to let you break the contract and leave (but try and get some cash off him)
3. talk to the new owner and see if he's willing to buy you out of the contract
4. buy the place yourself
5. just sit tight and wait, maybe whoever buys it wants a sitting tenant.

we left asap as like you we disliked the agent taking the piss and showing people around, expecting us to be at their beck and call, as it turned out the place sold quite quickly so we still had to deal with the new owner who was a total dick

Unfortunately there is always an element of risk renting from a private individual as a change in their circumstances can necessitate a sale.

Have some experience with this issue and in my opinion, your landlord could have spoken to you directly regarding his intentions, rather than you hearing it from a third party. A conversation beforehand is a courtesy, not a requirement. Then you would have had the chance to express your interest in a possible purchase. When we were renting from private landlords we informed them of our intention to give notice in person before giving notice by letter.

Do you know if the landlord has a written agreement with the property agent? Usually there is a visit so the agent can see the prooerty before an official listing agreement has been signed. Did this take place while you were away? If not this explains the agent pushing for a visit. You must allow this access but you can refuse to allow photographs of the inside of the house. The outside should be fine as long as your car(s) are not in the photos or the plate numbers are concealed.

How long have you been living in the house and in that area? Of course you can try for an extension to the notice (at a minimum to the end of the school year if you have children) but in my view you should spend your energy negotiating to either buy the property, if that is what you want to do, or having the landlord agree to let you move out sooner, if you find a place, and let you off the hook for the rent to the end if the notice period. End cleaning and property handover inspection should still take place.

You must be given advance notice about viewings, you can be present, but under no circumstances should you tell prospective buyers anything about any problems unless asked. If it was an issue where the landlord was informed suggest they ask him. Let the agent do all the talking. You can insist visitors remove shoes or ask the agent to bring shoe covers. If you have a pet, be sure the agent is well aware of this.

Agents prefer selling houses which are vacant or where they know vacant posession is a given rather than those occupied by tenants who have been given notice due to a pending sale and are clearly unhappy.

This is not the ideal situation so best of luck with this.
