Terms Usuels?

In a rental contract what is the difference between the “terms usuels” and the notice period for the yearly renewal? I tried doing some research but with my limited French (I am in Lausanne) I find it difficult to understand to what these three dates are in reference.

First, the yearly renewal thing seems to be a Romandie (French speaking part) thing. In this neck of the woods rental contracts are either fixed term or simple indefinite. The yearly renewal is kind of superfluous.

In the end the following is important:
-First possible cancellation date. (12 and even 24 months after after start of contract are usual)
-Possible cancellation dates thereafter. Might be monthly, "terms usuels", or once per year.
-Notice period (must be at least 3 months, unless it is a furnished room or a parking space).

Be aware that if you give notice it must be in landlords reach no later than cancellation date - notice period. Use a provable form of delivery, and take into account that letters need some time to be delivered.

If you want to be released earlier, outside the possible cancellation dates, you can always present a suitable and solvent replacement tenant willing to take over your contract as is.

The "terms usuels"/"ortsübliche Termine" (customary cancellation dates) depend on canton https://www.homegate.ch/mieten/ratge...digungstermine. In Vaud they are April 1st, July 1st, and October 1st.
