Notary Costs Buying Property

Hi all
When buying a flat or any property, who pays the notary costs?

I have read several places that the costs are split between buyer and seller.

The real estate agent who is selling us a flat in Wallis, says that the costs are paid by the buyer (and that this is the law in Wallis). Although I trust him - mostly - I am trying to find information about this on the web.

Does anybody have an idea where to point me so I can find this information?

In Wallis the buyer pays the transfer tax (Handänderungssteuer) and the title recording fee (Grundbuchgebühr). I am unaware that the notary costs must be borne by the buyer per law in Wallis and that they cannot be split between buyer and seller. The sales contract could state otherwise of course. In our case (Aargau) we used the notary costs as a negotiating chip. We agreed to an offer from the seller on the proviso that they paid the notary. They counteroffered lower, but on the proviso that we paid. Worked out for us in the end, as notary and land registry costs were low in aargau.

It's purely Cantonnal, different cantons, different rules !


Vaud, it is the buyer who pays, cost is about 4.5-5% of which 3.3% are taxes for the canton/commune, the rest is the notaries' fee.

High or not, that's what it is in Vaud and i think you'll find it's similar anywhere. A notary isn't going to break his ass for a lousy 0.5% honorarium on a sale, for 1% he will.


The actual notary costs, maybe which 0.5% from both sides adds up to 1%.


In canton of Vaud, it is the notary responsible to collect taxes on any sale for the canton and commune which amount to 3.3%


The notary takes about 1.2-1.5% making a total INCLUDING taxes of 4.5-4.8%


What taxes and procedures need to be followed and paid by you will be 100% deciede by the canton, no input from a Federal perspective.
