Only one was an apartment, the second a commercial space that we also used as a remote gust room (300m from home) and get-away (had a bath but no shower, so we had to go home for that).

Total was around 25% of gross income.

Hey, sorry to bump an old thread, but I'm currently facing the same situation. Did you face any issues with this then? It's what worries me the most, since my 'second' residence will be in a different Kanton.

You will have to decide which is your main residence- and which your second ... and hope the Kantons involved will agree. Because taxes may be very different for you depending on main residence.

They will look at size, use of utilities, etc. and lots of other factors if they disagree. If you have a huge house in a high tax Kanton, and a studio in Zug - and claim the studio is your main residence- the Kanton where the large house is may well want proof, and use all sorts of ways to check (like use of electricity, water, etc). Same as those who do the same in Geneva- where they keep a small studio- but really live in the holiday home in France.

Thanks, that's going to be fine then, it'll be a small studio in Bern to share with my girlfriend.
