selling a house

Hi all,
Is there any restriction here in Switzerland when one sells a house from the perspective of years of ownership?
In other words, can one sell a house after 2-3 years from the buying moment or he has to wait a minimum amount of years?


In my country you have to own the house at least 5 years and then it could be sold. This is in order to stop the speculations.

You can sell it, you may not be able to keep all or possibly any profit depending on canton.

Additionally, the rules are usually different if you are using the money from the sale to fund the purchase of a new house (rather than spending it, or taking it out of the country).

In Switzerland you can buy a house today and sell it tomorrow. There is no time limit on how long you must keep a property.

However, if you sell for a profit, the tax on the gain will be lower the longer you hold it. In Ticino it starts at 31% and after 30 years drops to 4%. Other cantons will likely have different rates.

If you do make a profit you can deduct the buying costs and any improvements you have made to the house provided you have proper invoices for the work carried out.

If you took a loan to purchase the property you may have a penalty to pay to the bank, depending on your contract, but the interest is not deductible from the profit, though you can deduct it from your income taxes.

Beware the property market in Switzerland is very different from the UK for example. Things move very very slowly. So don't buy to sell, not only will the price have not risen very much, the tax on the profit if any will be punitive, and it may take you three years to find a buyer.
