Depending on the time of day 50 minutes is the norm to T1, a few minutes faster to T2. From 3pm avoid Stabio and take the main border crossing on the highway, but if traffic is heavy come off at Chiasso, take the Ponte Chiasso border crossing and rejoin the highway from the Italian side. This will add about 10 minutes to the journey.

We've recently moved to Stettbach, which is part of Dubendorf. Its not bad. 4 mins to opera house, 6 to HB and 10 to Hardbrucke by train. Tram 7 also runs into town and eventually Wallishofen. Its about 15-20 mins on tram which isnt bad.

Its also on Tram 12 which in around 20 mins your at the airport.

The connections are very good, and a lot of building going on in that area so I hope they improve even more.

Not sure about tax as havent gone through the cycle yet, will do this year. Health insurance from kries 8004 to 8600 has decreased by about 13%, il be happy if the tax does the same.

Flats are relatively cheap there compared to inner city and quite often brand new. And I gather much easier to get hold of.
