How to find a property to buy?

Hi


we are looking for a property to buy on the Silver coast (Thalwil to Wollishofen), either an apartment or an house.


Its been a while since we started searching, but so far the results are quite limited.
I'm aware that the real estate market for buyers moves relatively slow, and wonder if anyone has an advice on how to increase the range of possibilities?


So far we:
- Inquired with some big agencies like Engel & Völkers, left our details and their promised that they will come back to us..
- Created automated search queries in websites like Homegate
- We heard that some of the best properties do not reach those websites, so we physically went to find out for new construction sites and then got in contact with the agencies mentioned on the signs in those sites

To my big surprise I noticed the other week that they sell houses/flats on tutti.ch!

You could also put up a "Kaufgesuch" there = an info that and what you are looking for. I even think it's free (not sure though).

Well be prepared to dig deep in your pocket because they are EXPENSIVE. And ask a bank about finances. Unless of course you are one of the dirty rich for who money is no object.

We found ours on homegate.ch and did most of the work ourselves with no buying agent. The selling agent arranged the notary and we just had to deal with our bank.

I would groan but perhaps the irony is that your post is just as fluffy? Or are we also as afraid of outsiders as the swiss are reputed to be here?

Paradoxically if there's not much you can find to buy, sort out your mortgage and budget. This way when you talk to an agent you can say you have this amount ready as a deposit, the mortgage is all but arranged etc and they'll put properties to view in front of you as you're likely to help them achieve a sale rather.

Look for local housebuilding firms too, often they seem to build on a few at time rather than the giant construction companies you get in France/UK/US etc but they list what they have off and on-plan.

That's because there's really not much for sale. We lived a bit further up and when we bought a few years ago, there was a lot of choice. For the last few months, Homegate has, per month either listed one place for sale or nothing at all.

Not so much is bring built.
Lots of available parcels of land have already been built on.
People are staying put.
