Early return of a rented apartment--the process?

I am considering moving from Zürich to another canton due to change of workplace. The next "allowed" date in my current rental contract is end of June, so I might want to try to do it earlier as commuting becomes bothersome. My contract allows that on the condition that I need to find a replacement tenant then who shall take over my contract. I am trying to figure out the best algorithm to do it and I am ending up with the plan like that:
  1. Find a new place for myself and sign a contract for it
  2. Notify my current agency that I want to do the early leave
  3. Find replacement tenant(s) and offer them to the agency

With this approach, how do agencies usually do the handover after they have accepted the replacement tenants--do they reserve some extra time for refurbishing the place in between the tenants? There are some things like scratches on the floors that I won't be able to fix myself--does it mean that the new tenants have to accept them or should they note them during the handover and then the agency will charge me for fixing them and fix them for the new tenants?

My contract also allows subletting on the same terms as I have. Could it be then an easier option for me to sublet my place from the moment I find a new place until the end of June as per my contract?

They don't normally do a refurb unless it's needed, i.e. you've been in the place for a generation and it needs a new floor or painted walls or a new kitchen, depending on the circumstances.

A normal handover just means you have to have the place deep cleaned.
Some people do it themselves but the standard is so high, if you have any kind of a job (or a life) and are therefore time-poor, look into companies which clean AND offer a handover guarantee, i.e. they will keep cleaning until the landlord is happy.

Anything which needs repairing, which isn't normal wear and tear, which has happened since you moved in will have to be paid for by you, either from your deposit or via your insurance.
