second address in the same canton

Hi all,

I have such a situation about which I would like to have your opinions.

I am registered in a gemeinde in Canton Zurich living with my wife. In addition, I would like to get a second 1+1 size as sublet from the owner. The location is just in the neighbour gemeinde. I would like to hire this second location because it has a very good price and in the future, there is a possibility that these small houses will be converted into new big sized ones.

In this case, should I cancel my current gemeinde or is there a way to also occupy a second address at the same time?

I don't see how you can benefit from this change of use as a sublet?

Sure you can rent a second place and so long as you don't actually live there there is no obligation on the letter to ensure you are registered there.

For the renovations they will either cancel your rental contract or give you the choice: Cancel or pay the new appropriate amount.

I in no way see why you would want to do this..

What's the business plan?
  1. Rent a cheap and old house
  2. wait for the landlord to demolish it and build a larger one
  3. Rent the new and larger one for the old price?

Sure you can rent a second place and so long as you don't actually live there there is no obligation on the letter to ensure you are registered there.
Can you clarify this? I didnt quite get it.

Can I rent but not register into the new gemeinde? Mieter company would allow it? Wouldnt they require a registration into the new gemeinde?

First of all the size and goodness of houses, from worst to best

The new one, current one, future one

Important info:
They will build new good houses and transfer people living in the old ones into new ones in 1-2 years.


So here is the business plan:
1) somehow rent during these 1-2 years the new one if possible
2) transfer into future good ones when they are available

Subletting on a permanent basis like you plan to do can be prohibited by the landlord.

I don't understand what you're trying to do.

If you sublet from the owner - who is "they" who will build a bigger house?
If you don't really live there (as in not even registered), why would they "move you back" for the same rent?
I don't think you can not register when renting (the landlord must do so re who's in his flat). But yes, you can occupy a second (third, fourth ....) address.
While I believe this won't work anyway, it could fall under the "speculation-law".
Normally when houses/flats are redeveloped (=more than brought up to average standard) the rent is not the same after, even for the old tenants who may get first rights in renting them for the new price.

You can rent as many places as you like, you only register in the one you actually live in on the weekends.

For the same monthly rent? There's no motivation to build the new houses in first place. Something doesn't add up.

The future houses will be, of course, higher price, but still worth to get.

We will be subletting from the contractor, houses belong to big house company, (I even forgot how they are called for the name).

The contractor, who is my friend, wants us to go into his place since he will not stay there later. So, we want a smooth transition into this place.
