Nachmieter requested!

Hi everyone,
This is something Im struggling with: I have informed the lessor I will move out in December (8 months from now). I am requested to find a Nachmieter to take over the apartment to avoid paying the monthly rent in Jan, Feb and March by myself! Is there anything I could do to avoid this Nachmieter gesucht?! I know I could give a note by end of June, if I was planning to move out by the end of Sep -- but that's not possible. Im really struggeling with these "official" moving dates here!

I guess you have signed a contract stating that you rent for 1 Year, or any amount of time, now you want to get out of the contract early.

You need to post you apartment and seek a future tenant that will take over your lease. You also normally need to provide at least 3 viable candidate so the Verwaltung can choose their favorite.
If you fail, well you have signed a contract stating that you pay rent till a fixed date.

It is to say that here normally you have the following standard contracts for housing (correct me if im wrong):
Rent for at least 1 year, after that option to leave the apartment any time with 3 month of notice or 1 of the official moving dates, in Zürich: 31. März, 30. Juni oder 30. September.

Please read your contract and inform yourself about the official moving dates.

1 proper candidate is more than enough, having several however does reduce the chance of all your candidates chickening out.

Yes, in the contract it says the optional dates to move out are at the end of March, June and September... But it does not make any sense if you give a note 8 months in advance! You are still required to find a new tenant.

Can you move out by September? It is because you want to move out in December (not an official moving date) that this is enforced (although I do think it is weird)

Yes, I have understood I should find at least one financially capable and willing Nachmieter to take over the place. No previous experience on this kind of request so difficult to estimate whether it will be easy or mission impossible

Not everywhere, not leaving by the end of December is normal and understandable. My contract allows to cancel every month apart from December with 3 months notice.

Are there any other free sites to advertise to find a Nachmieter in addition to the Flatfox? Any tips appreciated, thanks!

Well, thankfully, there seems to be a pretty big demand for apartments here in Switzerland, depending on where exactly you are, perhaps. We've moved a few times and never had any problem whatsoever finding new tenants.
Probably one of the best sites to list your place on is homegate.ch., although I'm not sure if there would be many people interested now in a place they can't move into until December, so maybe best to wait a few months to list it.
If you do receive a list of people expressing interest, I suggest having one day where they can all come and view the place within a certain time frame (like an "open house") so that you don't have to deep clean your apartment and have it ready for showing more than once. Or just set the appointment all the same day. That's what we did to make the process easier and less time-consuming, and I'm so glad we did it like that (less stressful). Then we had a stack of applications that they could take with them or fill out right there, if they ended up liking the place and wanting to apply for it.

Homegate is not free but it probably has the greatest reach. Our experience some years back was this generated a handful of interested “nachmieter”.

Given the shortage of places to rent in Zurich I don’t see you have much finding interested folks.

One problem you could run into is that you want someone to take over your lease and move in December, but odds are they have the same rules you do with their existing lease.

This is really a problem and I blame the official moving dates and the gap of six months here from Sep to March...

I may be wrong but the way I understand it, if you give notice your contract will end in March, so if the lessor wants to play hardball that's probably what's going to happen and you're very unlikely to find a Nachmieter for a few months only.

Instead you inform the lessor of your intent. This serves as a conditional notice in that you can either leave early (at a time of your chosing) by presenting one (recommended: three) valid Nachmieter, otherwise the contract will end at the end of March. The Mieterverband will be happy to help you on. You probably want to join anyway, even if only to have one of their experienced representatives present (for a small fee) during handover who will make sure things are done correctly and you're not being had over al barrel.
