That's just to put some pressure on you. As a seller you should always do the place up a bit and clear up any mess, which can add thousands to the price.

As a buyer use it as a negotiating point to get thousands off!

If you really want the place, make an offer. They are duty bound to give it to the seller, and while they may be others, a bird in the hand etc. He then does not have to show it to countless people and can bank his commission promptly.

One other thing, I've said before, but never ever pay a deposit to the agent, only to a Notary. They shouldn't ask, but often do, and then claim it's lost commission if the sale does not go through. I believe it's actually illegal.

Thank you, we most definitely intend to make an offer and have a good friend who is far more experienced in these things helping us navigate the sometimes murky waters I feel a bit disenchanted because the houses we have been interested in have been selling so quickly, but we are confident that sooner or later we will find a good place. Perhaps this is the one, we shall find out!

We sold my MIL's house for 1m8, and bought out apartment and a rustico, all privately, no agents involved.

I saw an advert for a house which was open for over a year. I saw the photos and though the location seemed great, I didn't arrange a viewing as the photos were really bad: several photos of the garden (which showed it in a so-so state) and the two interior photos really put me off. One showed a riegelhaus style wall - very dark. I assumed the house was one of the old kind built in the 1700s with low ceilings and small windows. The second photo was of the old fireplace which was decorated as if from the 70s and again very dark.

I did walk past the street a few times and was always intrigued as the exterior was concrete and not at all like the photos would imply. After about a year, the price was reduced by 200k and so I thought I would take a look. I ended up buying it as it was nothing like the photos implied and was a great property. I guess I was lucky it was so badly marketed.

I keep an old brochure from another property because it was so bad: the main photo was the front of the property... obscured by about 50 110L black bin bags piled up against the entire front of the property. I think that the rubbish was from all the stuff that was cleared out, but they obviously didn't bother to photo the outside before that process or wait until the bags were collected.

We only chanced upon our current home because we happened to discover the area through another property we'd viewed but hadn't bought - we liked the area though so did a comprehensive search for other properties including all local germeinde newsletter listings and individual branches of the chain realtors (because the chain websites surprisingly didn't feature all listings), as well as the online property sale sites.

We found the ad for our now home, through a tiny press ad for a local realtor, who had setup a specific website (but without knowing the URL it was near impossible to find through a normal websearch). Who would have known that 3 pottery balls on a terrace in the listings feature photo were in front of a SENSATIONAL view over mountains and lakes, and what a surprise that the house had such HUGE garages. And without our own research, we would never have easily known that we are right on a ski piste with a national park on our doorstep as well. Or that we have a handful of excellent restaurants within staggering distance in the next valley.

Our real estate agent was lovely, but sure didn't know how to market a house! For sure if we ever sell, we'll be writing our own ad and submitting our own photos.

Yes, he really earned his commission.


The last estate agent in the U.K. was fantastic - he really knew his stuff too and we sold our last place for a lot more than the current market value.
You wouldn't happen to have the details for your Swiss estate agent, would you?

No it's not the same one.

Ours is HEV Zurich.

I am sure they are doing their best.
