Referenzzinssatz and rent reduction process

Hello Good Morning
I was informed that Referenzzinssatz is reduced to 1.25% and I checked my wohnung contract there its mentioned 1.5%. Now I want to know followings:

1. I am paying 1800 Chf/month with four family members and my wife is also housefrau.Is it also possible to get monthly rent reduction?
2. Is there also any deadline for application? Do we have any sample letter to apply for.it?
3. Application approval or rejection chances?

1) yes
2) yes, same as your cancellation deadline
3) check your contract. If the reference rate is higher in your contract, you should get a reduction

1. Possibly yes. (See answer 3)
2. No. But the change will occur on the first possible cancellation date.
3. There is no approval or rejection, it is mandatory. Mind however that some landlords/agency's can come up with reasons to let the rent go up again if contract and circumstances like higher value of object allow for such.

The first allowed day according to your contract that you can return your home to the landlord/agency again (As in cancelling the rent)

I recently checked with my landlord as mine reduced from 1.5% to 1.25%.
I was informed to request the same by Post Mail that needs to be done 3 months before the cancellation date.

Send the letter before the end of this month as otherwise you might lose a whole month. They will apply the reduction as of the 'Kündigungstermin' which is usually 3 months.

Worthless to do it now as the next publication date is 2 June 2020 and it's possible that the rate will go back up to its previous level (1.5%) due to the current circumstances.

You will lose possibly 3 months or 6 months, depending when the next cancellation period is, not just 1 month.
