Double family house construction project experience?

I was considering buying a 1mill chf property and put a double family house (new build) on it close to Zürich as possible. Live in one and rent the other one out.

Do any you have experience with this setup? Do you think it's a good investment? Are you happy living like this? What are potential pros/cons?

Another question:
Is there alot of commercial realestate companies working on projects like this? I'm a little worried i will get overbid by "insiders/pros" on all the land i'm trying to find.

good luck finding a property.... I only know one person who was able to buy and build, and that was because the builders ran out of money and sold the project, half finished, and the new owners had the privilege of finishing a house which they could not modify substantially - taking on both the original architect and plans that the previous owners worked with, as well as their own architect to try to 'fix' it to their needs...

I know of people who have done that:

The only way to beat the developers is to befriend old people living in an old house in a good location and wait until they die or move to an old peoples' home. Then you buy their place at a low price - you are their 'friend' after all.

Knock down their old heap and build your dream house. Unfriend the old couple on social media and in real life - they have served your purpose.

yes, happened to my MIL- in fact, the sweet old couple who bought her house pretending to love it and wouldn't change a thing - was porbably working for the developer

I didn't groan, as I hope your post was tongue and cheek sarcasm.

I know a few, all of them with similar stories.

Granny passed away, so grandkids inherit the house with a large garden. It is replaced by a 3-storey block of 7 apartments, and one of the grandkids get the dachwohnung, of course.

The first apartment I bought was a similar setup. Owner's granddad died and he built 11 apartments and sold them.

One of our neighbours passed away 2 years ago, now the kids have just knocked down the old house and will build an apartment block.

My colleague went out with a girl whose grandmother passed away and left her the old house. He married her , they knocked down the house and built a double family house and are living in one and renting the other out. He said rental income is pretty good, but the main reason why they rent and not sold is that they can kick out the neighbour if they don't like them...

Crazy if they are going that far to get houses. I hope not.
