I think that most of the answers here are very good and explain it quite well. A couple more points that I think impact the real estate market are...

1. Because there are so few properties on the market, people are very willing to take on the risks/costs of renovation when looking at properties and then get into bidding wars. This means that there won't be houses available that are overlooked due to being in poor shape.

2. A very good investment (at least if you are an institution) is tearing down (or gutting) a property and then putting in the maximum number of new apartments. This is ongoing and must be extremely profitable, but it is a kind of real estate investment for institutions (and wealthy individuals). Often the money is made, not by 'flipping', but from the long term rental income.
Yes, I whole heartily agree with this statement too, but it is high risk business. We still have a few green field sites here and the institutions who buy and plan to build don't start building until they have sold enough dwellings to cover their bases. We had one project, maybe 50 apartments simply abandoned cause they couldn't sell enough of them. They're now going to try and build houses on the same site. A second I know of has been on the drawing board for maybe 7 or 8 years, it is still field full of weeds.

Re: Flipping Houses in Switzerland

I couldn't help but imagine how this could work.

1.You need to plan to buy a house every year or perhaps every other year for at least 40 years. So you need some capital/income.

2. You need to make sure the places you buy are maintained, so you need to put capital a side for that too.

3. Maintenance that includes keeping the grounds/garden clean and today as well as the property.

4. You most lightly need to refresh the older ones now and again, so you'll need capital for that too.

5. You need to put money aside for emergencies, sure you got insurance but they usually take a long time to payout, during which significant damage with get much worse with the weather en Suisse.

6. You need to be careful where you buy. Good areas come and go, you don't want to end up with a well maintained property in the Swiss equivalent of New Jersey.

7. You need to find yourself tenants to keep places warm in the winter, better they do than the local rodent population.

And can't think of anything else, anybody?

Re: Flipping Houses in Switzerland

From looking into this extensively on my end I can tell you it would be easier to flip houses in the UK or US while still living in Switzerland, than it would be to flip houses in Switzerland while living in Switzerland.
