Long term rental vs. Airbnb

I plan to buy a house which has a separate unit.


The unit can be rented, and I wonder which kind of rental will be better (profitable). shall I rent it to one tenant for a long term, or would it be more profitable to try Airbnb on it?


Im aware for the problems that can occur while many people will use the unit (if it is airbnb). Nevertheless, it might be worth it.


Of course, there is the tax aspect in the story (income)

It would of course depends on the location of the property. If the demand is high for Airbnb, then it would be much better to rent out for Airbnb I reckon.

By the way, is this dual-key type property even available in Switzerland? I have never come across yet here but in New Zealand and Australia it's becoming a new trend.

Airbnb Sfr 100 per night 3000 per month. Occupancy rate ? Cleaning costs ? Laundry costs? Time spent organising?
Rental SFR. 2000 -3000 per month Do you go for short term business rental - see above. Longer term rental - lots of expats looking for accomodation in Kanton Zug.

You can adjust the above figures according to your unit.
For me Airbnb would not be worth the hassle. Commercial Airbnbs are renting out say 3 bedrooms in a 41/2 room flat with an external service contract.

how about taxation?


Would tax from airbnb income will be similar to a long term rental income?

I'd also check with canton/gemeinde if there are any restrictions on doing something like AirBnB. I know some cantons won't accept that type of accommodation when granting people residence permits for example which might hit your rental possibilities. It never hurts to ask.
