Re: Keys handover when no new tenant found

I'm trying to understand how you're still on the hook until September when the agency is advertising as available in July but they weren't willing to take the keys. Plus they want you to pay the full 3 months in advance. To me, a blocked account seems a reasonable compromise.
Because according to our contract, if we leave the apartment out of specified dates (end of March or end of September) (ausserterminliche KŁndigung), then we have to find new tenants and pay the rent until then (or at the latest until the end of the next termination period, September in our case).

the money leaves your account anyway, so who cares if they get it earlier?
The thing is that we canít say yet we will have to pay until September. If a new tenant is found during the summer then we donít have to pay anymore. And if we pay the 3 months now, we wonder if they would refund us if a new tenant is found. Itís not that easy for us to know if someone moves in the flat once we are abroad - unless the landlord tells us.

Thatís why I was thinking about a blocked account, but it doesnít seem to exist. The only blocked accounts I found are specifically for the rental deposit and canít be used in other situations.
