Apartment hunting in Nyon

Hi everyone,

This is my first post in EF, although I have been exploring and reading quite a lot of posts for the last two weeks

I am starting my hunt for a new apartment to rent in Nyon (I am currently based in Lausanne, but working in Geneva), but so far the hunt has not been that successful. I know that my budget (1'600 CHF) is quite restrictive for a city such as Nyon, where most of the non-studio apartments are within the 1'800-2'100 CHF, but that's the budget I have to keep it within the 1/3 of the net monthly income.

So my question is... how can I further improve my chances?
I always include a presentation letter, and I try to be as quick as possible in contacting the current tenant and sending my "demande de location" to the Régies... but two weeks later, my quest for an apartment is still ongoing.

I am considering hiring a relocation agent, because some EFs have said that this has helped them access apartments that are not even posted online... any relocation agent/agency you might recommend?

I don't think it's impossible to meet your criteria in Nyon but I haven't hunted for apts in a long time. They are tight criteria, perhaps even best met in smaller villages where someone might have something cheaper but this is more likely word of mouth than listed - of course, if you aren't using a car, then you'd need to bus/bike it to train station the further in the countryside you are from main cities/stations

I would say if you work in Geneva and looking for something in la cote, ideally with train access, then also consider expanding to include Gland, Rolle or Morges

Thanks @FCBarca for your prompt reply.

Indeed, 1'600 CHF is not that much for Nyon. Still, I have found a couple of nice apartments in the upper side of the city for that price, but I guess they were giving to other applicants with higher salaries. I also found that if you are not one of the few firsts visiting and submitting your "demande de location", your chances go down very dramatically.

I am also exploring Gland and Rolle as you mention, but my priority is Nyon because of the IR train. I have been commuting from Lausanne to Geneva and vice-versa for the last 9 months, and the regional trains in rush hours are something I want to avoid if possible. Perhaps I should start looking in Morges instead.

I am also using the "word of mouth" technique to find apartments as you say, but all my acquaintances and work colleagues are based in Geneva, so it is quite tricky to find anything in the Vaud area.

Any other EF recommendations are welcome! Thanks a lot!

I would suggest that Gland has a fair bit more availability that Nyon, especially around that price? Might be worth a look around Gland.

Smaller villages don't tend to have many smaller / cheaper places, more individual houses than appartments?

As you come further towards Geneva the price will increase significantly, Crans, Celigny, Founex etc etc


Edit : You may also try a few smaller agencies, for example CB Ttransimmo, a bit more personal service, they know what's coming up to end of lease etc..

Thanks @John_H!

I haven't looked in detail in Gland because people have recommended me Nyon instead, but if I cannot manage to find anything within my price range I will expand my options.
And thanks for mentioning the small agency. So far I have only applied to the big ones (Grange, Croset, Retraites Populaires, Burnier, etc.), but I will try with the one you mention. Are there more small agencies you might know?

(Side note: thanks a lot for your replies to previous posts, you have helped me a lot these past weeks by reading the information you have provided to other people here in EF ).
