Buy an apartment in Vaud - non-EU citizen with student permit B
 
Hi everyone! I am non-EU citizen and studying bachelor in Vaud. I am considering to further study for master and PHD programme in Switzerland. Concerning I will stay in Vaud for longer time, I want to buy an apartment here. Is there any possibility to purchase a property in Vaud with my identity?

And I am starting a business here with my Swiss friend. If it is not possible to use my name to buy the apartment. Is it possible to use my company (I am the biggest shareholders with 80% shares)?

As a student? I doubt it very much. Firstly you need 20% deposit from your own funds to be able to get a mortgage.

Also are you allowed, as a non-EU student, to run a business here?

Is that a problem if I start up a company here? My company is about creative media. We just submitted the information for the notary to handle.

As non-EU with a student permit, you can only work a certain amount of time per week (I think 8 hours), and I doubt owning a business is allowed. I also doubt you’d be allowed to buy your own place, and no bank would give you a mortgage, admitting you have the 20% cash.

Despite you owning the company it will still have to go through the non-EU hiring rules and prove it can't find a Swiss/EU national to do whatever job you plan to do.

Students can only work a maximum of 15 hours per week during term time - and again the employment has to be approved first.

Apart from the 20% deposit you'd need a regular income to cover the mortgage. Something which a student normally doesn't have

You can invest in a startup, but you have no right to work in it in any capacity. The only thing you can reply on right now is the unexpired length of your permit to study here. The permit you have is for the purpose of studying not establishing permanent residence here. If you are buying a home and establishing a business, don’t be surprised if your permit renewal is rejected since clearly you are exceeding the terms of your permit.

I would not advise anyone to pump a lot of money into a country they night have to leave at short notice.
